Clunk Building

Ground up construction of the headquarters of a national law firm in Stow, OH.

Opportunity

Clunk Law Firm, the largest national foreclosure law firm in Ohio, and a long time client was growing rapidly. Their needs were approximately 40,000 s.f. in Stow Ohio

Strategy

OMNI created a Joint Venture Structure and located a land parcel and built a custom building for the law firm. The project came in over $1million under budget.

Result

Both tenant and OMNI benefit from a great value created by collaboration and creativity.

Omni Bainbridge

Parceled land adjoining a major retail intersection owned by a local business owner who prefered a joint venture vs. selling the land to build a 3 building ground up office complex.

Opportunity

A suitable land parcel was sought for development of an office park in Bainbridge Ohio. The Owner of the land was reluctant to sell.

Strategy

OMNI proposed a Joint Venture Structure whereby the owner could retain a lease on the land and enjoy a partnership in the project as well as income from the land. A 3 building site was then developed.

Result

Both OMNI and our Joint Venture Partner enjoyed long term ownership and income benefits while maintaining a collaborative and conservative ownership structure.

Recovery Resources Building

Purchase and redev of multi tenant office medical building into a single tenant rehab center and HQ office.

Opportunity

Recovery Resources was seeking approximately 25,000 sq. ft. of space in a specific building, however the ownership was unwilling to improve the building for occupancy.

Strategy

OMNI purchased the building and proposed a beneficial single tenant lease whereby Recovery Resources can benefit from the income from other tenants within their leased space and an overall low rate for their space needs.

Result

OMNI created a structure benefitting both Landlord and Tenant with a significantly better product at a drastically lower rate.

Normandy Park Center

Office building, restaurant, daycare, and drug store location.

Opportunity

Land was available at a high visibility intersection in the growing community of Medina, Ohio.

Strategy

OMNI purchased the land, built a speculative office building to lease, parceled the site for a day care facility, fast food restaurant, and a drug store.

Result

Multiple users were able to benefit from the creation of specialized lots and spaces for their specific needs.

Omni Business Park Columbus

Opportunity

A distressed office building and office warehouse portfolio was purchased at approximately 50% occupancy overall.

Strategy

Omni redeveloped the buildings and sold the fully occupied building to provide capital for further improvements and occupancies.

Result

Added value of over $8million over a two year period.

Teleperformance Executive Parkway

Conversion of a multi tenant office building to a single tenant call center including development of an adjoining parcel for enhanced parking.

Opportunity

Omni identified a vacant multi-tenant office building at a highly visible and accessible highway interchange location.

Strategy

The Purchase of adjoining land for additional parking. Redevelop building cosmetics and retenant to single tenancy.

Result

OMNI leased the entire building to an international customer service call center on a long term lease.
